What luxury means in this collection

The word is used so loosely in Mallorca property that it has stopped meaning much. Here is what it means for us, concretely. Every villa in the collection has a private pool, outdoor space that works from April to October, and finishes that hold up to living in rather than photographing well. Most have sea views. Several are new builds completed in the last five years.

What matters more over a six-month tenancy is the part that does not photograph at all: whether the heating works in February, whether the Wi-Fi holds a video call, whether someone comes when the pool pump fails. We visit every villa before we list it, and we turn down more than we take.

Where the luxury villas are

The south west of Mallorca is a short coastline with very distinct addresses on it.

• Port d’Andratx has the island’s most dramatic setting and its highest prices. La Mola and Cala Llamp are where the front-line villas are.
• Cas Català and Illetas combine sea views with a fifteen-minute drive into Palma, which is the rarest combination on the island.
• Bendinat is the quiet one: large plots, mature gardens, a golf course in the middle and almost no through traffic.
• Portals Nous puts you above Puerto Portals, within walking distance of the marina and its restaurants.
• Santa Ponsa, and Nova Santa Ponsa in particular, is where much of the new high-end building is happening, with golf frontage and more space for the money.

Service during your stay

A long tenancy is not a holiday booking, and it should not be managed like one.

• One named contact for the whole tenancy, in English or German
• Pool and garden maintenance arranged by the owner and scheduled, not improvised
• Tradespeople we have used before, rather than whoever answers first
• Help arranging cleaning, a cook, a driver or childcare if you want it, at your cost

We are a small agency and we do not pretend otherwise. That is generally the point: the person who shows you the villa is the person you call in January.

Price segments

Monthly rates for four to six bedroom villas across the south west, as a guide:

• €5,000 to €10,000: substantial villas with pools, mostly in Santa Ponsa and the wider Calvia hinterland, some with sea views
• €10,000 to €20,000: the core of this market. Sea views, 350 to 550 square metres, in Bendinat, Portals Nous, Illetas and Cas Catala
• €20,000 and above: front-line and trophy properties, largely in Port d’Andratx, Illetas and Cas Catala, reaching €40,000 for the best of them
