Furnished villas on Mallorca's south west coast, from one month. This page explains what that actually means: minimum terms, what is included, what it costs per month and which areas to look at.
Most villa websites for Mallorca are holiday websites. You book by the week, in July, at July prices, and the calendar empties again in October. We do the opposite. Every villa in our collection is let for a minimum of one month, furnished and equipped, and most of our tenants stay between three and twelve.
That single rule changes everything downstream. Prices are quoted per month rather than per week. Villas are prepared for living in rather than for a week of sun. And the conversation starts with when you need to move and what you need nearby, not with which week is still free.
If you are looking for a week in August, we are not the right agency and we will tell you so straight away.
Four groups make up almost all of our tenants, and knowing which one you are in tends to decide the area more than the villa does.
Renting for six to twelve months before buying is the single most sensible thing you can do on this island. Areas that look identical on a map feel completely different in February. Living in one before committing several million euros is cheap insurance. See renting as an expat for how that usually goes.
Winters here run from roughly October to April, and that is when a large share of our stock becomes available. Owners who let their villa short-term in summer often prefer one long, quiet tenancy for the rest of the year.
A term or a school year in Mallorca is a common enough plan that the international schools are used to mid-year arrivals. The deciding factor is almost always the school run, which is why families cluster around Portals Nous and Bendinat.
Renovations here run long. A twelve-month let a few minutes from the site is the usual solution, and one of the more common reasons people call us.
Dates, how long, how many bedrooms, and the things that are non-negotiable: a school, a golf course, a walk to the beach, a study with a door that closes. The more specific, the shorter the shortlist.
With a handful of villas that genuinely fit, not a link to the whole collection. Some of what we suggest will not be on the website, because owners of this kind of property often prefer not to advertise.
In person if you are here, by video if you are not. We would rather you saw the road, the neighbours and the afternoon light than a set of photographs.
We set out the monthly rate, the deposit, what is included and what is billed separately, in writing, before anything is signed.
Every villa is let furnished and equipped. In practice that means you arrive with suitcases rather than a removal van.
Billed separately, in almost all cases:
Electricity is the one to watch. A large villa with a heated pool and air conditioning running through August is not a small bill, and we would rather you knew that in advance than discovered it in September.
Rates depend on size, sea view, how recently the villa was built, and how long you are staying. As a broad guide across the south west, for four to six bedroom villas:
Longer tenancies are generally cheaper per month than shorter ones. If you can commit to six or twelve months, say so at the start, because it changes what owners will do on price.
Six areas along the south west coast, ordered roughly by how far they are from Palma.
Expect to be asked for identification, proof of income or means, and a deposit. Rental agreements in Spain come in more than one form depending on how long you stay and what the property is used for, and the right one for you depends on circumstances we are not qualified to assess.
We will tell you plainly which form an owner is proposing and what it commits you to, and we would encourage anyone signing for six months or more to have their own lawyer or gestor read it first. That is not us being cautious for the sake of it: it is the one part of this process where independent advice is genuinely worth what it costs.

One month, for every villa in our collection. Most tenants stay between three and twelve months. We do not arrange weekly holiday lets.
Yes. Furniture, kitchen equipment, linen and towels are in place and the Wi-Fi is connected. You bring clothes and whatever makes a house feel like yours.
For four to six bedroom villas in the south west, roughly €5,000 to €25,000 per month depending on the area and the property. Santa Ponsa is the entry point, Illetas and Cas Catala the higher end, and front-line villas in Port d'Andratx go well beyond that.
Usually not. Electricity, water and gas are normally metered and billed separately, while pool and garden maintenance is generally arranged by the owner. We set out exactly what each villa includes before anything is signed.
For a winter let, from late summer onwards, because that is when owners decide what to do with the off season. For a twelve-month tenancy, as early as you can: the stock of large villas on the open market at any moment is measured in dozens, not hundreds.
Often, though it depends on the owner and on what else is booked. If you think you might extend, tell us at the outset so we can shortlist villas where that is realistic.
Yes. Owners at this end of the market frequently prefer not to advertise. Tell us what you are looking for and we will tell you what exists.
